DON’T SIGN!!!  Civic Club will become a Home Owners Association (H.O.A.) :

Page 1:  The Civic Club has the authority to interpret and enforce…

Page 2: Civic Club will be referred as a Property Owners Association (P.O.A. =H.O.A. ?) (No longer voluntary Civic Club)

Page 2: Debt Collector….  Continuing LIEN upon the Lot (Civic Club are not supposed to put Liens, HOA believes in Liens.)

Page 3: Special Assessment is another fee REQUIRED TO PAY besides the $35 already required

Page 3: Assessment MUST be paid or LIEN placed (attorney fees, court costs, highest rate allowed)

Page 4: Dues can increase by 25% every year.  $35 to $43 to $54 to $68 to $85 to $106 to $133 to $167 to $208 to $262 to $325

Page 4: Board may levy another special assessment fee… if you don’t pay this fee then your name is sent to a Collection agent…

Page 5: Suspend your Voting Right if you don’t pay by the due date

Page 6: The Architectural Committee (AC) has the authority to interpret and enforce the provisions…

Page 6: Garage sales may only be held twice a year during designated times arranged by the Board of Directors

Page 6: The Civic Club may remove a sign displayed in violation of this section. (even if it’s on your property, trailer, or vehicle)

Page 7: Owners shall in no event use any lot for storage of materials and equipment except for normal residential. … No commercial product, liquid, solid, or otherwise, shall be stored or kept upon any lot…  (so NO work trucks, vans, equipment, etc. on your lot)

Page 8: …the AC has the authority, without being liable for trespass, to hire a third party to do the maintenance work and subsequently charge the Owner for all costs incurred.  Lawn maintenance charges, together with interest, costs, and reasonable attorney fees, shall be charged on the lot and shall be a LIEN

Page 9: Before repairs and rebuilding begins, the Owner must receive prior written approval of plans…

Page 10: The design, color, and location of any building, .. must be approved in writing by the AC

Page 10: The decision of the Architectural Committee (AC) shall be final and conclusive.

Page 10: AC approval shall be required prior to painting a different color or shade from the existing color.

Page 10: AC may from time to time amend and update the Architectural Guidelines.

Page 11: The Civic Club ..may grant itself additional easements through or over an Owner’s Lot without consent of the Owner.

Page 12: If 51% of the Owners sign this Amendment, it shall be effective upon recording

Page 13: Legal Document if passed. …undersigned authority on this day personally appeared THOMAS J. LAW, as President of Windsor Village Civic Club, INC.  (ask every Board Member why they want the Civic Club to become a H.O.A.)
